Each real estate transaction is unique, much like the homes themselves being bought and sold. We're in an increasingly competitive market, so it's a great idea to leverage your REALTOR for expert guidance on how to craft your offer, what contingencies and what negotiation strategies are being used in the marketplace.
This is often the quickest part of the transaction. If your offer is accepted, you'll likely find out within a couple of days.
In your newly accepted offer, you will have established timelines to have a home inspection done (HIGHLY RECOMMENDED) as well as a time frame for the bank (if you're taking out a loan) to schedule an appraisal.
A home inspection will often reveal defects in a home, not detectable to the naked, untrained eye. A good inspector will provide you with a detailed report of everything from shingle damage, to electrical issues, plumbing, drainage, foundation and more!
The appraisal is conducted by an unbiased 3rd party licensed appraiser. By verifying the value of the home, the lender ensures they are making a good investment as well, by letting you borrow their money.
Once inspection and appraisal has passed, the only thing left to do is attend closing and sign the transfer and mortgage documents. This will often be scheduled for a couple of weeks after contingencies have been released.
During this time, its a good idea to call your utility companies, and let them know you are moving. You can give them the date of your closing (or day that you take occupancy), and have services scheduled to be turned on that day.
On the day of closing (or before), you'll be offered a chance to do a final walk through of the property, and make sure the condition is the same as when you last saw it.
